Heritage House Restoration in Toronto

Many of Toronto’s older homes use lime-based mortar, which is softer and more flexible than the Portland cement mortar used in most modern construction. This isn’t a flaw — it’s by design: lime mortar is meant to be slightly weaker than the surrounding brick, so it wears (and can be repaired) before the brick itself is damaged.

The most common, and most damaging mistake in heritage brick repair is repointing an old lime-mortar wall with modern, high-strength Portland cement mortar. Because cement mortar is harder than the original brick, it forces the brick itself to absorb the stress of expansion and freeze-thaw cycling, which accelerates brick spalling and cracking rather than protecting against it.

We assess mortar composition before we touch a heritage wall, and match repairs to the original material wherever possible — not just for appearance, but for the long-term health of the structure.

What Is Spalling Brick, and Why Does It Happen?

“Spalling” is when the face of a brick flakes, cracks, or crumbles away, exposing the softer interior of the brick. Once a brick face is gone, that brick cannot be repaired — it needs to be replaced. Common causes we see across Toronto properties:

  • Water trapped behind the brick face, often due to failed mortar joints or the wrong (too-hard) mortar mix used in a previous repair
  • Freeze-thaw cycling acting on water that’s already penetrated the brick
  • Efflorescence buildup over time, which can weaken the brick surface
  • Age and material quality, particularly in some mid-century brick that wasn’t fired to modern standards

Spalling brick is a “catch it early” problem — a handful of damaged bricks is a straightforward repair; letting it spread across a wall section turns into a much larger (and more expensive) job.

Historical Mortar Matching

Getting mortar to match isn’t just about color — though color matching (to blend seamlessly with surrounding original mortar) is part of it. It’s also about matching:

  • Mortar composition — lime-to-sand-to-cement ratios appropriate to the age and construction of the building
  • Joint profile — the tooled shape of the mortar joint (concave, flush, struck, etc.), which varies by era and original craftsmanship
  • Texture and aggregate — sand type and size affect both appearance and mortar performance
