How Long Do Chimney’s Last?

Lifespan of a Chimney

Fireplaces are amazing! Adding a certain charm to homes by providing warmth and a cozy place to gather with loved ones. In fact, many homebuyers today want to know if it’s worth it to invest in a chimney. Other’s want to know if negotiating chimney repair costs during the purchasing process is necessary. Which begs the question: how long DOES a chimney last? Let’s find out.

Lifespan of a Chimney

A chimney that has been correctly built and maintained can be expected to last for 50 to 100 years! However, many chimneys have not been properly cared for throughout their lifetime. This is why having your chimney inspected is imperative prior to moving into a new home. We also recommend annual inspections and cleanings.

Factors That Impact A Chimney’s Life

  • Waterproofing: If your chimney has been waterproofed over time, it will last longer. Brick is a strong and long-lasting material, but moisture will break it down. Waterproofing your chimney will ensure that it is kept safe from water.
  • Location: If your chimney is located in the middle of the house it will likely last longer than a chimney that runs up the side of the house which is exposed to the elements.
  • Chimney Cap: Whether or not you have a chimney cap will affect the life of your chimney. Chimney caps keep out debris and rain, which will prevent the bricks from decaying.
  • Elements: The risk of earthquakes, tornadoes, lightning or large hail could have a big impact on this structure’s life expectancy. Severe weather and natural disasters can badly harm or destroy chimneys. This is much more likely in some regions than others.

When To Replace A Chimney

Your chimney may need to be replaced if the masonry is beginning to crack and crumble. Deteriorating, cracking bricks are a red flag that the structural integrity of your chimney needs repair. While small cracks may be able to be addressed, larger ones need serious attention. Call us for a chimney inspection today!

Tuck pointing and threshold repair. Did a great job for a fair price compared to other companies. It's been a few months and you can barely tell where the mortar repair was done.
